Legalpaper is an online legal property verification service operated by eLinx Intelligence Private Limited. Panel advocates verify the legal title of land, houses and apartments by checking ownership, encumbrance, Patta and survey records, and then issue a Legal Scrutiny Report. With more than 30 years of experience, Legalpaper helps buyers confirm that a property has clear legal title before they buy. The service covers Tamil Nadu and uses records from Tamil Nadu government sources.
The same legal diligence we have run for over 30 years, delivered digitally.
Share your details and upload the sale deed, EC, Patta and parent documents you hold.
We pull and cross check records against Tamil Nadu government sources and your documents.
Our panel advocates trace ownership, flag gaps and check for litigation and prohibited land.
Within 24 hours our team contacts you for any further queries, followed by a clear legal report.
We focus only on legal title verification, the records that carry legal weight in Tamil Nadu.
The full chain of ownership for up to 30 years, confirming the seller holds clear title to sell.
A Villangam, or EC, search for any mortgage, lien, gift or attachment registered against the property.
Verification of revenue ownership records and land classification at the Taluk level.
The Field Measurement Book sketch is cross checked so boundaries and extent match the documents.
Checks for pending suits, court attachments and competing claims that could freeze the property.
CMDA or DTCP approvals, layout sanction and classification, so you avoid prohibited or unapproved land.
A central registry check for any existing bank charge or hidden mortgage on the asset.
Registered copies are matched against revenue records to catch forged or mismatched paperwork.
Every report follows a clear structure and ends with a plain language verdict. You see exactly what is clean, what is a risk and what to ask the seller before you sign.
Verify the title before you pay the advance. Avoid disputed, mortgaged or prohibited land and walk into registration with confidence.
Confirm the undivided share, builder title and CMDA or DTCP approvals before booking an apartment.
Verify property remotely, or get an advocate signed legal scrutiny report your credit team can rely on.
Upload the sale deed, encumbrance certificate, Patta and parent documents. Our panel advocates trace the chain of ownership, check encumbrances and litigation, and issue a legal scrutiny report telling you whether the title is clear.
Sale deed, previous title deeds for at least 30 years, Encumbrance Certificate, Patta and Chitta, FMB sketch, property tax receipts and legal heirship proof where applicable.
Our team reaches you within 24 hours of submission for any further queries, and the legal scrutiny report follows after advocate review.
Our report is independent due diligence to help you make an informed decision before you buy. When you take a home loan, the bank or NBFC carries out its own legal verification through its empanelled advocate. Our report helps you understand the legal position of the property but does not replace the verification done by the lender. For the loan you may also need to submit certified or physical copies of documents such as the Encumbrance Certificate directly to the bank. Please confirm the requirements with your lender before applying.
Yes. You can submit documents online and we verify the title and reach you wherever you are.
A Legal Scrutiny Report is a structured report prepared by a panel advocate. It sets out the schedule of the property, the chain of title and the results of an encumbrance and mortgage liability search, and ends with a clear verdict on whether the title is clear.
An Encumbrance Certificate, also called Villangam, is a record from the Sub Registrar showing registered transactions on a property, such as sales, mortgages, gifts and attachments, over a given period.
Patta is a revenue record of land ownership maintained by the Tamil Nadu revenue department, and Chitta records the classification and extent of the land. Both are checked at the Taluk level during verification.
