Based on documents and available records

Our verification and Legal Scrutiny Report are prepared using the documents you provide and the public records available for the property at the time of the check. Their accuracy depends on the accuracy and completeness of those source records and documents.

Not a guarantee against all risk

While our panel advocates apply careful diligence, no verification can detect a defect, fraud or claim that is not discoverable from the records and documents available. Verification reduces risk; it does not eliminate it entirely.

Not a government body

Legalpaper is a private service and is not a government department. Certified copies of records must be obtained from the relevant government office.

Independent advice

A report reflects the opinion of the reviewing advocate on the documents seen. For decisions specific to your situation, you should also take independent legal advice.

External sources

Where we refer to or retrieve information from government portals or other sources, we are not responsible for the content or availability of those external systems.

Response time

After you submit your documents, our team reaches you within 24 working hours for any further queries before the verification proceeds. The Legal Scrutiny Report is then issued after the panel advocate completes the review.

Use for a home loan

Our verification and Legal Scrutiny Report are intended to help you make an informed decision about a property. They are independent due diligence and are not a substitute for the legal and valuation verification that a bank or NBFC carries out through its own empanelled advocate and valuer when sanctioning a loan. For a loan you may also be required to submit certified or physical copies of documents, such as the Encumbrance Certificate, directly to the lender. Please confirm the requirements with your lender before you apply.

Court orders and litigation

Information on court orders, litigation, attachments and similar proceedings is reviewed based on the data and records made available by the relevant government sources. Where such information has not been published, updated or made available in those records at the time of our review, it cannot be reflected in the report. We are therefore not responsible for matters that were not discoverable from the available government data.
