How do I verify the legal title of a property before buying?

Is the report valid for a home loan?

Our report is independent due diligence to help you make an informed decision before you buy. When you take a home loan, the bank or NBFC carries out its own legal verification through its empanelled advocate. Our report helps you understand the legal position of the property but does not replace the verification done by the lender. For the loan you may also need to submit certified or physical copies of documents such as the Encumbrance Certificate directly to the bank. Please confirm the requirements with your lender before applying.

What is a Legal Scrutiny Report?

A Legal Scrutiny Report is a structured report prepared by a panel advocate. It sets out the schedule of the property, the chain of title and the results of an encumbrance and mortgage liability search, and ends with a clear verdict on whether the title is clear.

What is an Encumbrance Certificate (EC)?

An Encumbrance Certificate, also called Villangam, is a record from the Sub Registrar showing registered transactions on a property, such as sales, mortgages, gifts and attachments, over a given period.

What is Patta and Chitta?

Patta is a revenue record of land ownership maintained by the Tamil Nadu revenue department, and Chitta records the classification and extent of the land. Both are checked at the Taluk level during verification.
